Rules and Regulations
Appearance & Conditions
- Effective January 1, 2024 No units over 15 years old will be allowed to move onto any RV site.
- Per Florida Statues all units on year round sites (here more than 6 months) must be anchored and skirted within 45 days of parking. The only exceptions are units on temporary sites. Repairs and replacement of skirting must be done yearly as needed and secured. No loose pieces or missing pieces and damage sections (with holes) must be replaced.
- The blocked height of units on year round sites cannot exceed 28” high (measured from the bottom of the siding or trim), which may require removal of tires or axles. 2 or 3 steps from the ground, which is ideally 18” to 26” If you’re not sure, ask before blocking and anchoring unit. This is the owners or installers responsibility.
- Travel Trailers, 5th Wheels, or Motor Homes 30 years or older cannot be resold. The current owner will be allowed to occupy the unit as long as they are able to maintain the appearance. When they decide they can no longer care for it, or when they are not able to visit on a yearly basis they must have the unit removed from the park. 12’ wide Park Models are currently exempt.
Park managers reserve the right to make exceptions to this policy.
- Each year all debris must be removed from the roof and gutters. Units must be washed or pressure cleaned annually to remove dirt and mildew. Surface oxidation can be avoided by waxing or painting of unit as necessary. When painting; White, Beige and light Gray are exceptable colors; any others must be approved by management.
- Florida Rooms (new construction) must be free standing (per the current building codes) and you must obtain a permit before doing any work.
- Sheds can be no larger than 12×10 and only one per unit or lot. Sheds should not be attached to units unless constructed as part of the Florida room. They also require a permit to be built from scratch on site. However you can purchase a shed from a distributor or manufacturer and have it assembled on your site (free standing) without a permit. No Rubbermaid ,plastic ,vinyl and/or resin type sheds permitted. Wood or steel constructed only. Sheds must be anchored, tied down and their location approved by the park managers.
- No clotheslines allowed unless they are completely hidden from view from the street. No exceptions for previous installed clotheslines of any kind. Temporary/Seasonal Residents must use clotheslines located behind Laundry/ Bathhouse.
- All landscaping ornaments, hanging plants, pots, etc. must be removed and stored within your shed or trailer when closing up for the season. This includes water hoses, doormats, wind chimes, occasional chairs, bicycles, fishing poles, fishing nets, lawn mowers. Nothing should be left outside that could take flight during a wind storm or creates an obstacle for mowing and line trimming around your units. Temporary/Seasonal residents should leave the lot clear of debris.
- No digging of any type should be done. You must get approval from the management. This includes but not limited to the following; ground rods, posts, tie downs, flagpoles, TV reception antennas on poles, trees, plants or shrubs. Anything put in the ground becomes the property of the park and we have the right to remove or cut as necessary.
- Only 1 auto is allowed per site with the exception of those that have room for 2 and must be off the street and in working condition. 2 autos are not allowed when parked on grass, temporary guests are an exception (space permitting). Boats, Tent Campers, and Motorcycle/Utility Trailers are not allowed parked at your site. They may be parked in the Storage area at the cost of $2.00 per foot, per month plus tax; with a minimum of $20.00 plus tax per month.
- Parking site can be concrete, asphalt, or gravel at the unit owners expense and becomes park property. Location must be approved by the park manager and may not be possible on some sites. No Parking in neighbor’s driveway without permission from them. Please ask the management for permission on vacant lots.
- Lawn, Shrubbery & Roof debris, can be removed to a designated area for collection by the county. This area is on the corner of 6th Ave & C St next to the RV dump station. No Trash, Wood or Building Debris.
- No outside refrigerators, freezers, washers, dryers or trashcans, they must be enclosed in your shed or trailer.
- No automobile repairs allowed that require a hoist or jacking up the vehicle, except to change a flat tire.
- No excess building materials or accumulation of misc. personal effects can be kept outside, including power and hand yard tools.
- No freestanding outside canopies or sunshades allowed.
- No fences or dog pens allowed.
- No open Fires are allowed. Gas and Charcoal Grills are permitted as well as Gas fire pits. No wood fires of any kind!
Residency
- Northgate is a 55 and older community. In order to maintain that status we have an application process that all prospective residents must complete and be approved by the managers/owners. This application is an approval process and should be completed before any unit changes ownership, before moving into the Park. Not applicable to Temporary, Seasonal Lots (65-89).
- No grandkids, children or relatives under the age of 55 will be allowed as residents.
Any resident that has a guest stay with them more than 2 weeks must complete a residency application and be approved. Does not apply to lot 65-89, see #6 below.
- A resident cannot rent their unit to others in their absence. A resident cannot rent a room to any one. ( No subletting is allowed.)
- No Caretakers will be allowed as residents, regardless of need. We are operating as an active retirement community, not an assisted living facility.
- A total of 2 persons per unit are allowed. Additional residents must pay a higher rent accordingly. Currently an extra person is $80.00 per month for MH Park and RV Park
- Guest fees apply for our Temporary, Seasonal lot residents, (lots 65-89 See RV park rate sheet.) Guest must be registered at the office, as required by state law.
- We reserve the right to refuse admittance for Temporary/Seasonal tenants. References may be required and checked before being approved. Applicant must be considered desirable and compatible with other residents of the park.
- The owners/managers host Monthly Coffee Socials starting in November on the first or second Thursday of the month. Starting at 9:45am, around 10;00am we review social activities. We also use this opportunity to take questions and discuss park policies & guidelines., updates and changes. We encourage everyone to attend and ask questions to receive the correct information. This is the best way to avoid listening to, or spreading rumors. Our coffee socials are a great time to interact with other residents and the owners and staff of the park. Your participation is welcome.
Conduct
- Obey Speed Limit and Stop Signs. RV Section 5 mph, MHP 15 mph, Subdivision 20 mph.
- Motorcycles must enter & exit the park as quietly as possible.
- Quiet hours are 10pm to 8am, with exception of scheduled Clubhouse activity.
- Please respect each other’s personal space. Do not walk/cut thru between units when walking; stay on the sidewalks and roadways.
- No soliciting in the park. If solicited, ask them to leave. No trespassing, and No soliciting is posted at the entrance. You should call the Sheriff immediately. Whatever happens, telling the owners the next day doesn’t help make us safer!!
- Any aggressive or rude behavior will not be tolerated.
- Do not discard trash or cigarette butts on the ground.
Pets
- Pets should be on a leash always (no longer than 6 feet). Retracting leashes should not be let out more than 6 feet, and pets should be on the same side of the road as owners.
- All pets should be kept quiet (no excessive barking) with special arrangements made when the owners leave their pets unattended.
- No Outside Cats. This is a Brevard County Ordinance 14-59
- Owners must pick up waste from their pets. Bag it and throw it in the dumpster, not the waste receptacle in the laundry, bath house, or clubhouse. Owners walking pets at night must carry a flashlight to pickup after them. This is a County Ordinance 14-59.
- No outside pens allowed, and no pets tied outside, unattended.
Maintenance
- The Electric Pedestals are park property. Do not attempt to work on them. Contact the office. You are responsible from your connection at the pedestal and into your unit.
- The park provides a water connection with a shutoff. After the shutoff valve or hose bib it is your responsibility. Please correct any leaks you may have. Contact the office if you notice or have a leak that is the parks responsibility.
Pool Policy
- Please observe our pool policy, copies avail. in the office. But note the following; all guests must be accompanied by a resident. Residents are responsible for registering their pool guest prior to their use of the pool, and are responsible for their behavior. Do not enter the Clubhouse wearing wet bathing suits. Bathrooms are provided at the laundry.
Trash and Recycling
- All trash should be discarded in the dumpsters in front parking lot. Do Not discard your trash in the totes at the Clubhouse, these are reserved for clubhouse activities. No mattresses, construction materials or furniture! These must be taken to the dump station on South St.( Rt 405 )
- Currently the RV section does not have recycling. We participate in single stream recycling (no sorting necessary). The only exception is Styrofoam and plastic bags,These must be put in regular trash. Please crush large plastic cartons and break down boxes to maximize available space.
Club House, Bath House, Laundry
- Club House, Bath House, and Laundry are smoke free. Please use the smoke stands in front and behind the Clubhouse. Do not discard your cigarette butts on the ground. If the cigarette butt receptacles are not convenient for your use, discard your cigarette butts at your unit in your own trash.
- Please open and close doors by hand as not to let the wind catch them. Keep Bathhouse men’s and ladies room doors locked. Do not let the bath house doors slam shut. No propping open doors at any time.
- Please do not leave any donations of unwanted items in Clubhouse, Patio Room or Laundry. Take to Goodwill, SPCA or your local thrift store.
- No use of the cook top or oven by residents is allowed (by order of the fire marshal).
- The Clubhouse is only open during office hours. With exception, the Patio Room is open until 8pm for those accessing the WIFI. The Patio of the Clubhouse is also open Sat. & Sun. 9am-8pm. No children. Guest should be accompanied by a resident.
- A land line phone is provided for your use in the kitchen of the Clubhouse, and an extension in the patio area. Limit your calls to 10 minutes. No International calls. This phone can now be used during office hours (please ask first).
- Please bring your own coffee cups/drink holders for all Clubhouse activities. This is to cut down on waste of Styrofoam and Paper and in general making us as green as possible, but not to worry, we will always have supplies if you forget.
Business Practices & Policies
- Rent is due the 1st of the month, after the 10th a late fee of 10% of the rent will apply. Temporary/Seasonal residents Rent is due each month based on their arrival date, and late fees apply if not paid within the 10 days of their original monthly arrival date.
- Monthly rent can be put on a credit card, contact us during office hours. Checks can be mailed or dropped off during office hours or in the Outside office drop box/mail slot for your convenience. Make checks payable to Northgate.
- Please put your lot # and month the payment is for on the check.
- Temporary/Seasonal RV residents that prepay monthly, but have to leave early, would pay the daily or weekly rate before a refund applies.
- The park office address is your address but you must use your lot # when forwarding mail. Your name, our street address, your lot#, city, state, zip. You must also leave a forwarding address when you leave for the summer.
- Please observe our office hours for business purposes. Please do not request business items or office functions during our park scheduled social activities.
- Copies and Fax Send/Receive is available at the office, during office hours at No Charge. Nothing excessive and at our discretion.
- When requested, your cooperation is expected. Copies of titles verify ownership and age of unit, not residency. Emergency contact info is vital and for your benefit. You should check each year and update accordingly.
Security
- The park owners & management are not responsible for your personal safety or the security of your property. We are not liable for accident or injury to life or property and not responsible for loss or damage caused by fire, theft, or act of God. Residents, Temporary/Seasonal residents, and all visitors use park facilities at their own risk.
- Keep your resident doors locked when you are away, autos should always be locked when parked at your residence, clubhouse, laundry or pool.
- If you suspect or know that someone has broken the law, contact the authorities immediately,(Sheriff or Police). We Can’t enforce the law, but we can communicate with other residents, and warn them when there’s a problem. Please inform the office after you have reported a crime.
